As low as 1% Down Payment to as high as 3% in escrow (not a cost and not a fee) A “Hedge Fund” typically confirms to an investor that one’s investment can go down as well as up – This is not the case with 5th Avenue Capital. You do not make an investment,the Sovereign Fund instead will lend from you on an agreed fixed return. The benefit to you as the Borrower is that you will have full recourse over the company, and we put that in writing in a fully enforceable contract.

Pay Your Part
Need to have at least 1% to place as a Down Payment. Land does not count as collateral, we are not risk takers and real-estate (similar to the stock market) is risky.
Proper Protocol So That Your Project Goes To Underwriting.

Conference Call will be scheduled via email with the Principal of the project and the Fund Manager or with Mr. Rodriguez.(* calls are only scheduled after your project has gone through Due Diligence and has reached a preliminary approval.)
Execute The Term Sheet.
If the call goes well (you only get one shot) then a further Risk Analysis will be done and only if we have an appetite for your project will we send out a Term Sheet. Complete this sheet.
Get To Work.
The Fund and or Foundation will complete the investment and pay out return on due date.
Security
In all cases the security is in the form of a fully enforceable Loan Agreement for both capital and return payments.
There is minimal risk for the investors lending to the fund via an Investment Loan Agreement on a fixed term with a fixed coupon.This Coupon is corporately, severally and jointly liable, thereby providing full recourse.
